Affordable Housing Project Proposed in Bozeman

Bozeman, Montana, is on the verge of addressing its pressing need for affordable housing with the proposed North 3rd Apartments project. Developed by Washington-based company DevCo, the project aims to offer affordable rental units to individuals and families in the 60% range of the area median income. With a mix of one, two, three, and four-bedroom units, the development seeks to cater to larger families, providing them with ample space to call Bozeman their home.

The North 3rd Apartments will comprise seven four-story residential buildings, accommodating a total of 216 rental units. The development also features a one-story clubhouse to enhance the community experience. The project utilizes Bozeman's new affordable housing ordinance, allowing for certain relaxations in city code standards in exchange for affordable pricing. DevCo plans to provide one parking space for each unit, capitalizing on the parking relaxations permitted by the ordinance. A total of 271 parking spaces have been proposed for the development.

While the project has gained support from the Community Development Board, concerns have been raised by some residents in the neighborhood. Worries include the height of the buildings and potential impacts on street parking. During the board's discussion, design-related concerns were also highlighted, such as the lack of open space and the size and scale of the buildings. However, despite these concerns, the board voted 7-1 to recommend approval of the project.

If granted approval this summerDevCo aims to commence construction before winter, with an estimated completion timeline of 18 to 24 months.
