Reimagining EV Ownership: Do Electric Vehicles Need a Garage?

As the world increasingly shifts towards sustainable modes of transportation, electric vehicles (EVs) have surged in popularity. However, there’s a lingering question among eco-minded homebuyers: Do electric vehicles need a garage? Recent findings suggest that while a garage may be advantageous, it’s not necessarily a prerequisite for EV ownership.

A comprehensive analysis conducted by Realtor.com® and Cox Automotive sheds light on this matter. The study examined the top 100 metropolitan areas with the highest concentration of EV-friendly listings. Surprisingly, out of the 0.9% of homes deemed EV-friendly, nearly 30% of them lacked a garage. This challenges the conventional notion that a garage is indispensable for EV owners.

Jiayi Xu, an economist at Realtor.com, emphasizes that while garages are prevalent in EV-friendly homes, they aren’t a strict requirement. This insight opens up new possibilities for home buyers, enabling them to explore a broader range of properties without fixating on garage availability.

The significance of a garage varies depending on climatic conditions. In colder regions like Colorado Springs, Illinois, and Denver, over 90% of EV-friendly homes feature garages, highlighting the importance of sheltering vehicles from harsh weather. Similarly, even in warmer locales such as Cape Coral, Florida, and Phoenix, Arizona, around 80% of EV-friendly listings come with garage amenities.

But what if your dream home lacks a garage? Fear not, as there are practical solutions to make any residence EV-friendly. Installing a charging station in the driveway is a viable option. Level 1 chargers, which plug into standard outlets, provide a basic charging solution. Alternatively, Level 2 chargers offer faster charging times but may require professional installation by a licensed electrician.

For prospective buyers eyeing homes without garages, it’s reassuring to know that EV-friendly features can still be incorporated. Sellers and real estate agents can highlight these attributes to attract a wider pool of potential buyers. Moreover, for those seeking move-in-ready EV-friendly homes, certain markets offer many options sans garages.
